The Chilcotin Estates mobile home park is situated on 16.77 acres. There are 69 mobiles of which five (5) are double wide and sixty-four (64) are single wide. The mobile homes and improvements are situated on 11.8 acres leaving about 5 acres of treed area for expansion. The general lay is the land is slightly sloping. The roads are paved and in good condition. Each pad has compacted gravel driveway. There is a fenced area for RV storage and vehicles, fully secured with locking gate. One could charge a monthly fee for this to generate additional income. There is a children’s playground with lawn area centrally located. This park has been well cared for in all areas including above ground appeal and underground maintenance. Everything is in working order and excellent condition. There are not major outstanding repair or maintenance issues.
Water supply is an on-site storage tank with a capacity of 120,000 liters. It is serviced by 5 wells on the property of which one produces 13 gallons/minute and the other 7 gallons/minute. The remaining 3 wells have various volumes of output but gpm is not known. There are 3 – 5 HP pumps that deliver water to each of the homes throughout the park. One of these pumps is a ‘backup’. Water supply is tested monthly to meet government health standards. All reports have passed the required standards.
Each rental pad has a septic tank and drainage field. Half the tanks are pumped clear every year.
Each mobile home is serviced with 100-amp electric power.
